Half or more of Texas homeowners are paying more than their fair share of property taxes. A market value appeal is based on the assessor’s value exceeding the market value of your home. Unequal appraisal appeals compare the level of assessment of your house to comparable houses typically on a per square foot basis. Woody Allen said “80% of success is showing up”.  The same is true of property taxes.  If you file an appeal and attend the hearing your chance of reducing your property taxes is excellent.

Many owners intended to appeal but the May 15th date slipped by with no appeal.  If you want to appeal and it is slipping your mind, consider a consultant. Appraisal districts use the cost approach to value houses.  It is generally considered the least reliable method of appraisal. Most tax protests are settled at the informal level so appraisers can return to measuring and valuing new construction. Protest your property taxes on market value and unequal appraisal by May 15th annually.  Protest even if you do not receive a value notice.
